How We Work – Our Services

Homesearch Costa Blanca provides a dedicated property finding service and other related services, for people that wish to buy property on the Costa Blanca.

It can be difficult, time consuming and expensive to personally undertake the task of finding a property in another country or even in another region of Spain. We have the expertise and local knowledge to assist and guide you in locating and securing your ideal property.

Our Property Finding Service comprises a few easy stages:

Initial Consultation

We gain a thorough understanding of your property requirements via our detailed questionnaire and also by in-depth discussions. We will discuss your aspirations, concerns and answer any questions that you may have about the process and our service.

Orientation Tour

If you are not familiar with the Costa Blanca and unsure where to start your property search, we include a two day tour of the areas that we consider will match your brief. We are happy to design tours to your specific requirements, depending on how much time you have available.

Additional days may be purchased, if you would like to enjoy some accompanied leisurely sightseeing or wish to compare several locations.

You will be collected and returned from and to the airport or your accommodation and provided with information and advice about the purchasing process in Spain, how to avoid common pitfalls and life in Spain generally.

Property Search and Initial Preview

When you have decided on an area, we will begin our search for suitable properties, working with local estate agents and also with our private contacts. This often allows us to source properties that are for sale before they are placed on the open market or that are for sale privately.

Suitable properties will be viewed, digitally photographed (subject to permission) and evaluated.

A short-list will then be compiled and a report on each will be forwarded to you for your approval.

Inspection Visit

If appropriate, we will agree an itinerary for you to view the properties in Spain. This should take no more than four days, however, we will tailor the visit according to your individual requirements and personal circumstances. If time is short, the inspection visit may be combined with an Orientation tour. We feel sure that you will like the properties that we recommend but be assured that if they are not what you are looking for, we will continue with our search.

Property Inspection (Optional)

At any stage, our qualified housing and environmental health consultant can undertake a detailed inspection and provide a comprehensive report on one or more properties, including construction, security, internal layout and decor. The report will include comment on issues that could affect the property, such as drainage, utilities and environmental aspects of the land and the surrounding area.

This service should not be considered as a replacement for a structural survey but it can be valuable in identifying visible defects and potential problems, before any firm offer is made.

Starting the buying process

Should you decide to make an offer on a property, we will be pleased to negotiate on your behalf, in order to secure the best price. We advise on the buying process and how to understand and minimise the costs, where possible.

Ensuring a smooth completion

Once your offer has been accepted, we act as your contact with the agent or private vendor, lawyers, mortgage lenders and other professionals, to ensure that your transaction reaches completion as efficiently as possible.

We also act as your liaison for any questions, ensuring that you are kept informed and up to date at all times throughout the purchasing process and accompany you to the Notary on the day of completion.

Finally, we will be happy to signpost you to a range of relevant after sales services, such as property management, builders, decorators, gardeners etc.
